Nscale Has $103 Billion of Contracts and Has Built Under 1% of Its Capacity, and Wants $3 Billion This Month
Share on TelegramShare on TwitterShare on FacebookShare on LinkedinShare on Whatsapp
  • Nscale is seeking up to $3 billion in an IPO as soon as this month. Its filings show it had built less than 1% of its overall targeted capacity in gigawatts through August, leaning heavily on leasing from other providers to meet contractual obligations, against more than $103 billion of contracts.
  • Its flagship Norwegian site illustrates the gap. The Glomfjord facility north of the Arctic Circle is six months behind schedule after cooling system leaks, local regulatory issues, construction delays and a fire, with only 6.4 megawatts of an intended 30 megawatts running. A floating hotel with around 220 bedrooms, once used to detain migrants, has been towed in to house hundreds of construction workers.
  • The comparison with recent failures is unfavourable. Firmus Grid had built roughly 5% of its pipeline and investors refused its listing twice within 48 hours. Nscale’s completion ratio is lower, though its $3 billion ask is far more modest than the $5.5 billion Firmus sought at a $30 billion valuation.
  • Conditions have deteriorated further this week. CoreWeave shares fell 15% on Wednesday and the cost of protecting its debt reached a record on Thursday, with swaps now pricing more than a 60% chance of default within five years, up from more than 50% two days earlier.

What Happened?

Nscale was spun out of a cryptocurrency mining operation in 2024 and has about a dozen planned sites across Europe and the US. Its board includes former Meta chief operating officer Sheryl Sandberg and former OpenAI executive Fidji Simo. The company declined to comment, citing the quiet period before its listing. Bloomberg notes neoclouds must negotiate access to power, water and land with local regulators, manage hardware shortages, secure Nvidia chips and operate under agreements that let customers back out of part of their contracts if there are delays.

Why It Matters?

The $103 billion contract figure means very little against a sub-1% build rate, and understanding why is the whole analysis. Obligations are currently being met by leasing capacity from other providers, which makes part of the business a reseller of compute it does not own, at whatever margin the owner permits. More importantly, customers can withdraw from portions of their contracts if delivery is late, and the flagship site is six months behind. A backlog that converts only if construction completes on time is not the same as contracted revenue, and the one project described in detail here is not completing on time. That is the identical question facing CoreWeave, whose chief executive defended the company by pointing to a backlog that he says more than supports its debt obligations. The Glomfjord detail is the most valuable reporting here because it shows what this industry actually is at ground level. Cooling leaks, a fire, permitting friction and a decommissioned detention vessel towed into an Arctic fjord to accommodate workers is civil engineering in difficult locations, not software deployment. Schedules slip for reasons that have nothing to do with demand for AI, and the capital is committed before any of it is resolved. Anyone modelling neocloud revenue from signed contracts should model construction risk with equal weight. The risk transfer is the structural reason this layer reprices before the hyperscalers do. Neoclouds carry the regulatory negotiations, the hardware procurement, the construction and the cancellation terms, while their customers retain investment-grade balance sheets and optionality. That is why roughly $347 billion of the $578 billion in AI debt issued this year sits with borrowers who are not hyperscalers, and why CoreWeave’s swaps moved from a coin flip to better-than-even odds of default in 48 hours.

What Next?

Whether Nscale proceeds this month, and at what size, is the immediate test of appetite, and the more modest ask gives it a better chance than Firmus had. Watch the Glomfjord completion timeline, since it is the visible measure of execution against a $103 billion contract book. CoreWeave’s swap levels remain the live barometer for the sector and have deteriorated materially this week. The Blue Owl Stack financing of $6 billion is the other transaction in the market, and the terms it clears at will say more about lender appetite than any equity listing.
