Two Sigma Shuts Its Real Estate Unit Two Years After Opening It, Having Raised Under Half of $2 Billion
Share on TelegramShare on TwitterShare on FacebookShare on LinkedinShare on Whatsapp
  • Two Sigma has cut senior staff at its real estate unit, stopped fundraising and ceased making new investments, two years after opening the business to outside capital. Partner and chief investment officer Rich Gomel is leaving along with two of the three remaining partners and one of the two heads of data science.
  • The business sought about $2 billion and attracted less than half that. Some staff remain to manage the existing portfolio, and planned additional vehicles never materialised.
  • The industry backdrop is worse than the company’s own result. Private real estate fundraising totalled a little over $30 billion in the three months to September, the lowest quarterly figure since early 2013, as higher rates compressed valuations and prompted holders to sit on assets rather than transact.
  • Investors are left in a vehicle that is now in run-off. The Teacher Retirement System of Texas put roughly $75 million into the main Real Estate Opportunity Fund last year plus a further $60 million through a co-investment strategy.

What Happened?

Two Sigma, a quantitative firm managing about $85 billion, began building the unit in 2019 and launched it with internal capital around two years later, taking outside money from 2024 through a fund focused mainly on housing and industrial assets with selective exposure to hospitality and offices. Former Blackstone vice chairman Tom Hill led the business before departing last year. The approach used the firm’s data and predictive tools to forecast supply and demand, with Hill saying in 2021 that real estate is rich in data that nobody uses to decide what to buy or where. A representative declined to comment. The firm’s two founders have been engaged in a lengthy dispute.

Why It Matters?

The strategy was never tested, and that is the lesson for anyone allocating to new private vehicles. The proposition was that quantitative analysis could identify real estate opportunities traditional investors miss, which is a reasonable hypothesis and may well have been right. It failed on fundraising rather than on performance, because the capital did not arrive in sufficient size to build a portfolio. A differentiated strategy launched into a cycle turn does not get the chance to be proven or disproven, and investors evaluating first-time funds should weigh the manager’s ability to reach scale alongside the merits of the idea itself. Set against the Ortega family office buying a $550 million Chicago tower and a €850 million Paris complex in the same market, the determining variable is plainly the capital structure rather than the view on real estate. Permanent capital funded by several billion euros of annual dividends, with no fund life and no redemptions, can buy when prices are attractive and nobody else can transact. A fund manager needs allocators to commit during the worst fundraising quarter in thirteen years. Both are looking at the same assets; only one can act. The limited partner position deserves attention. Texas Teachers committed roughly $135 million across the fund and a co-investment into a vehicle whose chief investment officer, most of its partners and half its data science leadership are now leaving, with remaining staff managing a portfolio in run-off. Key person risk in a sub-scale fund is the exposure that does not appear in any return projection, and it is realised precisely when fundraising fails, because the economics no longer support the team.

What Next?

The existing portfolio will be managed toward realisation, and how those assets are sold determines what investors recover. Watch whether other recently launched real estate vehicles follow, since the $30 billion quarterly industry total suggests Two Sigma is not alone in struggling to reach scale. Transaction volumes and valuations in commercial property remain constrained by financing costs, with the 10-year Treasury at 5.09% after its sharpest weekly decline since February. For allocators, the practical question is how much of their private real estate exposure sits in funds below target size with departing leadership.
